Hong Kong’s private home prices were almost unchanged in August, while rents climbed to a new high, according to figures from the Rating and Valuation Department reported by RTHK on 28 September.

The private home-price index rose 0.06% from July to 320.5, reversing the previous month’s decline. It was nearly 11% higher than a year earlier and had gained almost 7% over the first eight months of 2026.

The rental index told a different story. It rose 1.6% from July to 210.3, its tenth consecutive monthly increase and a new record. The index was nearly 5.3% higher than a year earlier and up about 4.9% since the start of 2026.

The price change also varied by flat size: prices for small and medium-sized homes were flat month on month, while those for larger homes rose 0.4%, according to RTHK.

For people weighing whether to buy or renew a lease, the figures show why the two decisions may feel different. The indices track overall market movements; they do not predict the price or rent of a particular flat. Location, size and the terms of an individual deal still matter.
