More than 60% of a proposed development around Hung Hom station and the nearby harbourfront could be allocated to housing under revised government plans that would reduce commercial floor space.
The Development Bureau has submitted the updated proposal to the Legislative Council’s development panel, with officials citing doubts about demand for office space, the South China Morning Post reports.
The plan would move residential space previously proposed for waterfront sites inland, closer to Hung Hom station and Hong Kong Polytechnic University. This would allow more of the harbourfront to be used for public space.
Housing moves inland
The revised scheme proposes about 206,500 square metres of total floor area, according to local reporting. Around 129,400 square metres would be residential, with the remainder allocated to commercial and yacht-club uses.
Four residential blocks previously envisaged on the waterfront would be replaced by public open space under the proposal. Housing would instead form part of mixed-use development near the station.
The revised plans also include changes intended to improve access between Hung Hom and the waterfront. The Development Bureau has said it intends to begin statutory rezoning procedures by the end of 2026.
The scheme remains a proposal and is subject to the relevant planning procedures.
